Suburban Management - Notice to All Rental Applicants BEFORE YOU PAY YOUR APPLICATION FEE AND COMPLETE AN "APPLICATION FOR RENTAL," PLEASE NOTE THE FOLLOWING 5 MINIMUM QUALIFICATIONS FOR ACCEPTANCE. APPLICATION FEES ARE NON-REFUNDABLE AND YOU SHOULD NOT DO AN APPLICATION UNLESS YOU CAN MEET THESE MINIMUM QUALIFICATIONS, AS LISTED BELOW: 1) YOU MUST BE ABLE TO DOCUMENT THE "QUALIFYING INCOME" FOR AT LEAST THE LAST 2 YEARS. "QUALIFYING" MEANS YOUR TOTAL MONTHLY PAYMENT FOR RENT AND ALL UTILITIES MUST BE NO MORE THAN 60% OF YOUR GROSS MONTHLY INCOME (CO-APPLICANTS, OTHER THAN MARRIED COUPLES, MUST BE ABLE TO QUALIFY SEPERATELY). 2) YOU MUST HAVE A VERIFIABLE RENTAL HISTORY (NAME ON THE LEASE) FOR AT LEAST THE LAST 2 YEARS, WITH NO GAPS! 3) YOU MUST HAVE HAD NO MORE THAN 3 MOVES IN THE PAST 3 YEARS! 4) YOU MUST HAVE HAD NO EVICTIONS FILED IN THE PAST! THIS MEANS THAT IF YOUR NAME COMES UP ON YOUR COMPUTER SEARCH OF LANDLORD/TENANT COURT RECORDS, YOUR APPLICATION WILL BE REJECTED! 5) YOU MUST HAVE NO MORE THAN 1 UNPAID COLLECTION-ACCOUNT, AND/OR JUDGEMENT! EXCEPTIONS TO THESE 5 MINIMUM QUALIFICATIONS WILL ONLY BE MADE ON THE FOLLOWING BASIS: IF YOU PRESENTLY HAVE SUFFICIENT QUALIFYING INCOME, BUT YOU CANNOT DOCUMENT IT FOR AT LEAST 2 YEARS, OR IF YOU CANNOT MEET QUALIFICATION #2, THEN YOUR APPLICATION WILL ONLY BE CONSIDERED IF YOU CAN PRODUCE A CO-SIGNER WHO MEETS EACH OF THE 5 MINIMUM QUALIFICATIONS. IF YOU CAN NOT MEET ANY OF THE OTHER MINIMUM QUALIFICATIONS, YOUR APPLICATION WILL ONLY BE CONSIDERED IF YOU ARE WILLING TO PAY THE LAST MONTH'S RENT IN ADVANCE, IN ADDITION TO THE REQUIRED SECURITY DEPOSIT. PLEASE NOTE THAT ALL APPLICATIONS FOR RENTAL MUST BE COMPLETE AND LEGIBLE. YOU MUST SHOW YOUR COMPLETE RENTAL HISTORY AND YOUR COMPLETE EMPLOYMENT/INCOME HISTORY FOR THE PAST 3 YEARS, WITH NO GAPS. |
